Your home is your most valuable possession and one that you should
protect. Homeowners insurance not only protects the structure and
contents of your home, but provides liability coverage if someone
is injured on your property.
Home insurance coverage ensures that your assets are protected from
fire and lightning, theft, vandalism, smoke damage, freezing, building
collapse, accidental discharge/leakage/overflow of water or steam,
and more.
For those who live in counties along the coast, South
Texas flood insurance and South
Texas windstorm insurance must be purchased separately.
Placing the proper amount of insurance on your home is your responsibility. It
is important for you to have enough coverage on your home to allow
you to rebuild your home at current building costs in the event your
home is damaged or destroyed.
This means keeping a realistic dollar amount of coverage on your
house and resisting the temptation to underinsure your home. Should
you underinsure your house you may be assigned a “Coinsurance
Penalty” in the event of a loss.
If you have any questions or concerns about the appropriate

Determining the proper amount of coverage can be difficult.
There are a few factors that should be considered and
evaluated before choosing your homeowners insurance coverage.
- Replacement Cost (RC) – what you would
pay to rebuild your home based on current construction
costs. Replacement cost is different from market value
or appraised value. RC does not include the value of
your land.
- Actual Cash Value (ACV) – in the absence
of Replacement Cost, you have an Actual Cash Value
policy. In the event of a loss the company will pay
the depreciated value of your damaged property. Again,
in order to avoid a Coinsurance Penalty, it is important
not to underinsure your home.
- Deductibles – help to reduce your premium
cost, but also limit the amount you may recover in
event of loss. The deductible applies to all losses
to the house or to personal property. You should carry
as high a deductible as you can afford.
- Endorsements – policy add-ons that cover
special items or increase your coverage. Common endorsements
include coverage for residential glass, jewelry, fine
arts, camera equipment, coin or stamp collections,
computer equipment, an in home office, and satellite
dishes.
There are a number of discounts available on your homeowners
insurance.
- Companion Auto - if the same insurance company
writes your homeowners and automobile coverage, you
are eligible for a 5% to 10% premium discount on your
homeowners policy – depending on the company.
- New Home Discount – depending on the
company, you may receive up to a 16% discount for a
new home. The amount of the discount generally reduces
over a number of years.
- Home Security - you can receive up to a 5%
premium discount if your house meets certain minimum
security standards for doors and windows.
- Burglar Alarms – depending on the company,
you can get up to a 15% credit if you have an electronic
burglar alarm system that meets certain minimum requirements.
- Sprinkler Systems – some companies give
as much as an 8% credit on your homeowners premium
if your home has an approved fire protection sprinkler
system.
Homeowners insurance can be confusing and not cover everything
you would expect it to. While homeowners insurance provides
broad and basic coverage that most everybody needs, you
should get professional advice to ensure that you are properly
covered.
